Our involvement at the Obsidian development in Manchester represents one of the most substantial and technically demanding packages within our current portfolio. Delivered in collaboration with Domis Construction, this £9.5 million scheme brings together façade innovation and high-spec internal construction on a significant scale.
The external envelope is a defining feature of the project. We are installing a combined façade solution incorporating Alsecco EWI Render System alongside an extensive brick slip system. This approach achieves the visual solidity of traditional brickwork while utilising modern, efficient construction techniques that enhance programme delivery and thermal performance.
A key highlight is the installation of approximately 750,000 brick slips across the scheme. The sheer volume demands a highly structured approach to logistics, sequencing, and installation. Consistency of finish is critical, and our teams are applying rigorous quality controls to ensure a uniform appearance across all elevations, maintaining the architectural intent throughout.
Behind the façade, we are delivering the Steel Framing System (SFS), with materials provided by Complete Framing Solutions. The SFS forms the backbone of the external wall build-up, requiring precision setting-out and coordination to ensure alignment with both the insulation system and the brick slip façade. This element is fundamental in achieving the required structural tolerances and overall build integrity.
Internally, the project encompasses a full drylining and fit-out package using systems from British Gypsum. Our works include partitions, wall linings, and ceiling installations, all delivered to meet strict acoustic and fire performance standards expected within a modern residential development.
The internal finish is completed with a Terrix Spray Plaster Finish, selected for its efficiency and ability to produce a high-quality, consistent surface finish at scale. This method supports programme efficiency while ensuring a clean, modern aesthetic throughout the interior spaces.
Obsidian showcases our ability to coordinate complex packages that span both the building envelope and internal environments. The integration of multiple systems, combined with the scale of installation, requires detailed planning and close collaboration with the wider project team.

We are proud to be delivering a significant package of works at the landmark St Michael’s development in the heart of Manchester. This prestigious scheme represents a major addition to the city’s evolving skyline, combining high-quality design with modern construction techniques and demanding programme requirements.
Our scope of works, valued at £7.75 million, encompasses the design, manufacture, and installation of pre-fabricated off-site insulated render panels, Steel Framing System (SFS) infill, as well as comprehensive internal and ceiling packages. This integrated approach allows us to provide a seamless solution, ensuring consistency in quality, efficiency in delivery, and alignment with the overall project programme.
A key element of our involvement is the use of off-site manufactured insulated render panels. By adopting this modern method of construction, we are able to significantly reduce on-site installation time while maintaining exceptional standards of finish and thermal performance. Off-site fabrication also enhances quality control, minimises waste, and supports a safer working environment on site.
In conjunction with this, our SFS infill systems play a critical role in forming the building envelope. Designed and installed to meet stringent structural and performance requirements, these systems ensure durability, accuracy, and compliance with current building regulations.
Internally, our works extend to the delivery of full partitioning and ceiling systems, contributing to the creation of high-specification interior spaces. Our team is focused on achieving precise detailing, acoustic performance, and a high-quality finish throughout, in line with the expectations of a flagship city-centre development.

The refurbishment of the iconic Rylands Building in Manchester represents a complex and carefully executed transformation of a historic structure, blending structural intervention with detailed restoration. With a project value of £7 million, our role on this scheme required a highly coordinated approach across multiple specialist disciplines, reflecting both the building’s heritage significance and its future use.
Central to the works is a programme of structural steel integration, combining hot rolled steel elements with cold rolled sections to deliver both strength and adaptability within the existing framework. This aspect of the project demanded a high level of engineering detail, ensuring that new structural components could be seamlessly introduced into the existing fabric without compromising the integrity or character of the building. Precision design, fabrication, and installation have been critical in achieving this balance.
A significant portion of the project is dedicated to an extensive suspended ceiling package, valued at approximately £1 million. This element goes beyond standard installation, requiring careful coordination with structural works, building services, and architectural features. The scale and complexity of the ceiling installations play a key role in defining the internal environment, both functionally and visually.
Heritage plasterwork forms another defining feature of the refurbishment. Our teams are undertaking specialist works using traditional lime plasters alongside the restoration and installation of bespoke cornice mouldings. These elements demand a high level of craftsmanship and an understanding of historic materials and techniques, ensuring that the building’s original character is preserved while meeting modern performance expectations.
In parallel, we are carrying out targeted concrete repair works to address and remediate areas of the existing structure. These interventions are essential in extending the lifespan of the building, requiring careful assessment, preparation, and application of repair systems to achieve long-term durability without disrupting surrounding materials.
The internal drylining package completes our scope, delivering modern partitioning and lining systems that integrate seamlessly within the refurbished structure. This work bridges the gap between old and new, providing high-performance internal environments while respecting the architectural context of the building.

Located on one of Manchester’s most prominent city-centre thoroughfares, the Fusion student accommodation development on Deansgate delivers 509 high-quality student beds within a contemporary, design-led environment. Our involvement focused on the full internal drylining and finishing package, helping to shape both the functionality and visual identity of the scheme.
Working across a building of this scale required a carefully phased approach, ensuring that progress remained aligned with programme demands while maintaining consistency throughout hundreds of individual living spaces and shared areas. The project presented a fast-paced delivery environment, typical of large-scale residential schemes in prime urban locations.
Our drylining works were completed using systems from Siniat, selected for their performance, reliability, and suitability for high-occupancy residential use. From partitions to wall linings, each element was installed to meet strict acoustic and fire requirements, essential within a multi-room student accommodation setting.
To achieve a high-quality internal finish at scale, we utilised a Terrix Spray Plaster Finish throughout. This method enabled efficient application across large surface areas while delivering a clean, uniform finish across all rooms and circulation spaces—supporting both programme efficiency and final presentation.
A standout feature of the development is the inclusion of Troltekt Wood Wool Acoustic Panels within the communal areas. These ceilings not only introduce a warm, natural aesthetic but also play a key role in enhancing acoustic comfort within shared spaces such as lounges, study areas, and social hubs. The integration of these systems required close coordination to ensure both performance and visual impact were achieved.
The Fusion scheme demonstrates our ability to deliver high-volume residential interiors without compromising on detail or finish. By combining robust drylining systems with modern application techniques and carefully selected feature elements, we have contributed to the creation of a contemporary student living environment that balances durability, comfort, and design quality.
